A small team with specific expertise in retail property, commercial equipment, and project coordination. We work together on every project rather than handing off between departments.

Small by Design

Xiwaze Demube was set up specifically to address a gap in the Polish market: investors who want to enter the self-service laundry sector but lack the operational knowledge to do so confidently. The founding team came from backgrounds in retail property analysis, commercial appliance distribution, and small business operations.

We are not a large consultancy. We take on a limited number of projects at a time so that each one receives proper attention. That is a deliberate choice, not a limitation.

The team you speak to at the start of the process is the team that works on your project. There are no junior staff handling the details while senior people take the credit.

What the Team Brings to Each Project

Retail Property Analysis

Understanding which locations work for retail-facing businesses requires more than looking at a map. We have developed methodologies for evaluating laundromat-specific catchment areas in Polish urban environments, accounting for housing type, population density, and local transport patterns.

Commercial Equipment Knowledge

Not all commercial washing machines are created equal. The team has direct experience with equipment from multiple European manufacturers and understands the differences in reliability, energy consumption, and maintenance requirements that matter over a ten-year operating horizon.

Interior Design and Space Planning

Designing a laundromat for operational efficiency is a specific skill. The team understands how customers use the space, what causes friction in the customer journey, and how layout decisions affect both the customer experience and the ease of daily maintenance.

Local Contractor Networks

Installation requires licensed plumbers, electricians, and in some cases structural contractors. We have built working relationships with reliable local contractors in multiple Polish cities, which means we can coordinate installation without starting from scratch on every project.

Operations and Training

Running a self-service laundromat day-to-day involves routines that are not complicated but do need to be established correctly from the start. We have developed training materials and procedures based on what actually happens in operating facilities, not theoretical models.

Investor Communication

We have learned that investors need regular, honest updates more than they need reassurance. We communicate clearly about what is happening, what decisions are coming, and what the current status of the project is. No surprises at handover.

Our Approach

Collaborative, Not Directive

We do not make decisions on your behalf without your involvement. At every significant stage, we present options, explain the reasoning behind our recommendations, and let you make the final call. The goal is that by the time you take over the business, you understand why every decision was made.

This matters because you will be running the business after we step back. An investor who understands their own laundromat is in a much stronger position than one who simply inherited a setup they do not fully understand.
